QHow long does AI implementation take?
Implementation timelines vary depending on the scope and scale of the work involved. We partner with AI engineering specialists to support you from the initial hearing through design and rollout. In a free consultation, we'll first hear about your current operations and challenges, then propose an approach and a rough schedule. QCan we start with a small pilot (PoC / trial)?
Yes — rather than a full rollout from day one, we can start with a small-scale PoC (proof of concept) for a single task or team. We can also propose expanding the scope gradually as you confirm the results and ease of operation in real use. The approach depends on the scope of work and your budget, so please share your preferences in a free consultation first.
QIs security handled properly?
We work with our AI engineering partners to design an approach suited to your operations and the data involved. Specific security requirements and concerns vary by project, so we discuss the details individually, taking into account your company's internal policies and the nature of the data handled. QCan it integrate with our existing systems?

QWhy is the rental brokerage fee free?
Most agencies charge a brokerage fee to both the landlord and the tenant. At StandUp, we take no brokerage fee from tenants — we operate solely on the fee received from the landlord or management company, which keeps your initial costs down.
QCan I pay the initial costs by credit card?
Yes — initial costs can be paid by credit card, and instalment payment is also available to spread out your monthly burden (instalment fees apply separately). As partner options, we can also introduce smooth and Pocket Card's QR instalment payment. Eligibility, screening, fees and the costs covered vary by property and by each service's terms, so please check with us before applying. We also provide an itemised estimate in advance so you can review every line.
QI'd rather not buy furniture and appliances.
Exclusively for clients who sign through us, we offer a furniture and appliance rental service. You can equip your home with essentials like a fridge, washing machine and microwave — keeping initial costs low and letting you start your new life empty-handed.
QI want to reduce the cost and hassle of moving.
We can introduce a partner mover known for low prices, with pricing based on a relationship of trust and absolutely no kickbacks to us, so you can use it with peace of mind. We also offer a full "leave-it-all-to-us" moving service that handles everything from packing to transport — popular with busy clients and first-time movers alike. We provide an estimate in advance and can suggest a plan to fit your budget.
QI'd like support after moving in.
We can introduce a 24-hour support membership. From lost keys to plumbing trouble, it responds quickly to the "what do I do now?" moments after move-in — reassuring for first-time renters and anyone who feels uneasy.
QCan you introduce share houses?
We're happy to introduce share houses, an increasingly popular option that often keeps initial costs low and comes furnished. We'll suggest from a wide range, such as ReBITA's SHARE PLACE and Tokyo β.
QCan you introduce public / UR housing?
We're an authorised agent for public and UR rental housing. Some properties have no key money, renewal fees or brokerage fees, so they can work out cheaper the longer you stay. We're glad to introduce JKK Tokyo and UR Rental Housing listings too.

QWhy is the buyer's brokerage fee free?
Agents usually charge both the seller and the buyer, but we take a fee from the seller only. By keeping our office away from prime station-front locations and optimising advertising and personnel costs, we're able to make the buyer's brokerage fee free.
QCan I request just a valuation?
Yes, valuation-only requests are very welcome. Even if you've only just begun considering a sale, please feel free to reach out. There's no charge for a valuation, so it's a great option if you simply want to know your property's worth. If you have any questions, we'll explain the valuation results carefully alongside the figures.
QHow long does it take to sell a property?
The time it takes to sell depends on factors such as the property type, location and pricing. It also varies with market conditions and your preferred handover timing, so it's difficult to give a single answer. Through a valuation and consultation, we'll walk you through a rough schedule suited to your property's situation. If you're in a hurry, please don't hesitate to let us know.
QCan I sell while still living in the property?
Yes, it's entirely possible to proceed with a sale while you continue living there. We do our best to minimise the burden that comes with showing a home you're still occupying, such as arranging viewings. We're also happy to discuss scheduling and how viewings are conducted to suit your circumstances. Please feel free to raise any concerns in advance.
QCan I get advice on a home loan / mortgage?
Yes, we're happy to advise on mortgage-related matters, including introductions to partner financial institutions depending on your situation. That said, screening results and terms vary by financial institution and by your individual circumstances, so we can't guarantee a specific outcome. Please start by telling us about your current situation and what you're hoping for.

QCan I outsource just part of the management work?
Yes, you don't need to hand over all management tasks — we can take on just a portion, tailored to your wishes. Whether it's tenant response only, restoration work only, or another specific scope, we respond flexibly. After hearing what you're currently struggling with, we'll propose a workable arrangement. Please start by telling us what's on your mind.
QHow often will I receive management status reports?
We report regularly on matters such as occupancy and the condition of the building. The frequency and format of reporting can be adjusted to suit the property and your preferences, so we'll discuss the details during consultation. If any sudden issue arises, we'll contact you promptly each time. Please reach out any time with questions.
QCan I switch to you from another management company?
Yes, we support switching from properties currently managed by another company. We'll check your current contract status and the documents needed for handover, and support a smooth transition. The timing and process vary case by case, so please start by telling us your current situation. We'll explain everything carefully as we proceed, addressing any concerns.

QCan foreign nationals rent with you?
We can assist in English and Chinese. We'll carefully support property searches for non-Japanese residents — often considered difficult — and we have many listings where you can apply from overseas (overseas screening) before you've even arrived.
QWhat languages can you support?
We support English, Chinese, Korean and Indonesian. We're also happy to take enquiries through the social apps you already use, such as LINE and WeChat, so please feel free to reach out. From property viewings through to signing the contract, we support you in the clearest way we can. If you have a preferred language, just let us know when you contact us.
QCan I sign a lease without a guarantor?
Even without a personal guarantor, you may still be able to sign a lease by using a guarantor company. Availability depends on the property and conditions, so please consult with us individually for details. We also have listings that support applications for residents currently living overseas. If you have any concerns, we'll explain everything carefully in advance.

QCan you help with coworking spaces too?
Yes, we're also happy to introduce coworking spaces and rental offices. For example, we can suggest Business Airport locations at major central stations, tailored to your intended use, budget and location. From company registration and drop-in use to private-room options, we can support this alongside your home search — please feel free to get in touch.
QWhich areas do you cover?
We cover central Tokyo widely, including Minato, Chuo, Shibuya and Shinjuku wards. From rental searches to sales and property management, we tailor our proposals to your area and property type.
QCan I consult without visiting your office?
Yes — no office visit is required. We handle consultations by phone, email and online, taking you from initial hearing all the way to property proposals remotely. Of course, you're also very welcome to visit us for an in-person chat.
