Layout codes combine R (room), K (kitchen), D (dining) and L (living). The number shows how many rooms. First, grasp the differences between the main types and who they suit.
Features and suitability by type
One-room (1R)
Room and kitchen are one space. Easy on rent and quick to clean, but cooking smells spread and daily life is on show to guests. For solo dwellers who above all want to keep costs down.
1K
The kitchen is separated from the room by a door. More comfortable than 1R for smells and visitors. The standard for living alone — make it your first candidate if unsure.
1DK / 1LDK
A dining space (DK) or a relaxing living room (LDK) is independent. For remote workers, those who want a sofa and dining set, or as an entry to living as a couple. A 1LDK costs more but greatly improves comfort.
2K and above
Two or more rooms. For sharing, securing a work room, or frequent guests. Note that rent and utilities rise with size.

- 1DK: roughly 25–30㎡
- 1LDK: roughly 33–40㎡
*The same code can feel very different in person. Value the real feel at a viewing, not just the numbers.
Features by direction
- South-facing: great light and popular. Rent tends to be a bit higher.
- East-facing: morning light. For early risers or those home in the morning.
- West-facing: afternoon-to-evening light. Tends to get hot in summer.
- North-facing: little direct sun but steady light. Cheaper rent; often enough for those out during the day.
Notes on lofts and maisonettes
Lofts are popular as storage or a sleeping space, but watch out for summer heat, the effort of climbing, and limited ceiling height. Maisonettes (internal stairs) feel open, but check vertical movement and heating/cooling efficiency.
How to choose: work backward from your lifestyle
“Bigger is better” isn’t the trick — start from the functions your life needs. Remote work → a work space; cooking often → kitchen size; many guests → an independent room. Set priorities and balancing against rent gets easier.
